What will my inspections get me?In addition to our customer service team handling the coordination of the inspection with your client and keeping you updated, our inspections come with: detailed photos of the property, 250+ customizable inspection checklist, and an estimated rehab budget.

What do the detailed pictures include?Our inspectors will take pictures of the property from the ground level only. That means the inspector will take detailed pictures on each side of the house and surrounding area (neighbors/streets/etc). The inspector will walk through the house taking pictures in each room from multiple angle. The inspector will take pictures of the main mechanicals in plain sight (AC/Furnance/Electrical box/Hot Water Heater/ Etc). The inspector will ensure to take up close pictures of all visible damages from the ground level in plain sight. The inspector will not get up on the roof, under the foundation, or up into the attic.

What is this checklist?The checklist contains 5 main areas: Exterior, Roof, Garage, Yard, Interior Rooms. In each of these main areas, the inspector will be identifying specific items such as walls, doors, floors, ceiling, paint/trim, windows, closets, lights, outlets, fans, counters, toliet, bath tub, mechanicals, and more. Each item receives an indication about their visual condition as good, needs painted, needs repaired, missing, or N/A. The inspection is visual only with no electrical testing, plumbing testing, mold testing, structural testing.

How do you come up with your rehab budget?The rehab budget is calculated based on the inputs of the inspection check list. The rehab budget is an ESTIMATE only. Obviously rehabs can cost more or less depending on material and labor used. The rehab budget may be missing considerations as we are only completing a visual inspection. Our estimate is for informational purposes only and is NOT a quote for rehab work on the property. The rehab budget is only to give you or your investors an idea on the size of project.

Are your inspections 100% accurate?Our inspections are for individuals who would like to understand the general condition of the property they are looking to invest or analyze. Claims on our inspections may be inaccurate and should confirmed by a construction professional.
